Owner-building can give you direct control and visibility over your project costs. It also means somebody needs to manage the drawings, scopes, consultants, quotes, lead times, trades, sequencing, decisions and problems. Lithos provides that management layer.

Trades and suppliers quote directly to you. You make the final appointments and pay them directly. Lithos does not add a percentage margin to their invoices; our fee is agreed for the management scope.

You are never locked into using our network (the final appointment remains yours), but you are not starting every trade package from scratch.

Are you a builder?
Lithos provides project management under this service model rather than contracting to deliver the building works. The owner directly appoints the relevant trades and consultants and retains the final decisions.
Who engages and pays the trades?
You do. Trades, suppliers and consultants are engaged and paid directly by the owner.
Do I have to use Lithos trades?
No. Lithos can provide access to an established network, but the final choice remains with you.
When can you get involved?
From the very beginning, even before drawings exist, or later when the project is already designed, approved, ready to build or under construction.
How do you charge?
Lithos agrees a fixed project management fee for the defined scope. The fee is based on management effort, complexity, duration and level of involvement, not simply a percentage of construction spend.
Can you guarantee savings?
No. Every project is different. Lithos can demonstrate project-specific outcomes where meaningful savings were achieved, but no universal saving can be guaranteed.
